The project comprised and interior renovation to the third floor of an building located at the corner of Biscayne Boulevard and NE 29th Street, Miami, Florida.  The existing building is a 1960’s concrete shell office building. Small windows and full walls of bris solei cover three of exterior walls.  Before demolition, the third floor was a labyrinth of corridors and “shoe box” offices.

The objective in the design for this project was to create a comfortable work environment within an expansive floor with little natural light and low ceilings.  This was accomplished by creating an open office floor plan and by using full height storefront interior windows at the majority of the offices located at the perimeter of the building.  The concrete waffle slab ceiling was left exposed as was all the air conditioning ducts and electrical fixtures and conduit.
