This project is designed to improve, restore, and adaptively reuse an existing building to accommodate a new garden center and associated offices and design workshops.  The proposed modifications include replacement of the existing enclosed terrace with a beautiful glass greenhouse structure; removal of a dilapidated greenhouse from the northern portion of the site; a rear addition to enhance the functionality of the space, and the addition of open trellis structures designed to be compatible with the character of the MiMo and Bayside Historic Districts and shield the existing parking from view.   

The proposed project restores some of the existing structure’s historic integrity after years of modification. Elements of the extant original single-family home  are being retained and enhanced.  A cage-like trellis addition at the front of the structure will be removed, as will a windowless 1990s addition on the front of the structure and replaced a new greenhouse, through which the original structure will be visible.  The small rear addition is respectfully located at the rear of the structure and is designed to blend with the original architecture. The height of structures on the site is consistent with and generally less than the pitched roof of the original structure. Additionally, the proposed trellis structures on the east side of the property are designed to cover the existing surface parking.  They will improve the existing conditions by screening the parking and do so with forms designed to bridge the architecture of the single-family residential neighborhood to the east with the commercial district to the west. The trellis structures also improve the relationship and congruity between the project and its neighboring structures and surroundings. The form, spacing, yards, materials, color, rhythm and pattern of window and door openings in building facades are all compatible with the surrounding historic district. The proposed project considers the special character of its location and offers a design that uniquely bridges its surrounding historic districts.

The original house is a centerpiece and focal point of the project. The proposed design activates the Property in way that communicates with the surrounding historic districts and improves the aesthetic of the entire area.
