Skin

The building's skin was created by slotting glass panels into a structural steel frame. Before construction, the curtainwall contractor used BIM to carefully plan the faceted effect.

Nestled in a layered urban fabric, the building mediates the varied scales of its neighbors.

Fragmented glass panels veer from the traditional orthogonal typology of street frontages in Miami Beach.

The main tenant’s rustic aesthetic and the building’s steel structural system create an interesting juxtaposition.

A national retail brand occupies the majority of the building. Finer-grained retail shops at street level will engage the pedestrian experience. Recessed storefronts create an overhang that protects from rain and sun.

From morning to dusk, the faceted façade is imbued with refracted reflections of the cityscape. The building appears almost dematerialized during the day, transitioning to transparency as night falls, revealing the interior function.
